Prisma at Cypress Creek and Levy Realty Advisors were honored to host the June 2021 meeting of the South Florida Office Brokers Association. We got to show off our renovated common areas and also to showcase the improvements to Suite 105 which we recently leased to Omnicore Service Group. The group represents a large majority of the office leasing activity in Fort Lauderdale as well as Miami Dade, Boca Raton and Palm Beach.
Our guest speaker was Vice Mayor Michael Udine who filled us in on Broward’s effort to recruit tech firms into the market. Below are our top 5 takeaways from his speech.
We also have a 2-minute “highlight reel” below. For his full 9 minute presentation, go to kenstrends.com/blog
Prisma is proud to announce we will be the host for the South Florida Office Brokers Association (SFOBA) meeting on June 10, 2021. The event will feature Broward Vice Mayor Michael Udine.
For over 20 years SFOBA has held its monthly meeting offering some of the top commercial brokers in South Florida a chance to share a meal, showcase a great building, enjoy a guest speaker, discuss the market and give away some prizes. But this is only the second live event since the onset of COVID. The event is open to brokers only, but we are planning to post some pictures and possibly some video here and at www.kenstrends.com.
Hey SFOBA Members – You may want to do the virtual tour of Suite 300A.
Prisma at Cypress Creek, is a great suburban boutique office building with a trillion dollar location. We recently renovated the common areas and have great spaces to lease from 1,800 to 6,000 square feet.
One of Fort Lauderdale’s largest leases ever was just signed in a new project adjacent to our property. You can see the three building 373,000 square foot First Cypress Creek from the floor to ceiling windows on the third floor of Prisma. Amazon has leased the entire development for a regional distribution center. By leasing at Prisma, you can have the same access to the South Florida market as a trillion dollar company.
This is one of Amazon’s three buildings just off Cypress Creek and Powerline. It is 150,000 square feet and over three football fields long. Swinging around the back of First Cypress, brings us back to Prisma. We have great spaces from 1,800 to 6,000 square feet, renovated common areas, floor to ceiling glass and best of all, a trillion dollar location. According to the Fort Lauderdale Sun Sentinel, a proposed mixed-use project called Fairfield Cypress Creek promises long needed apartments for Fort Lauderdale’s uptown office market. They would be constructed on North Andrews Avenue, across from the Cypress Creek Station retail center. The one weakness of the Cypress Creek office market has been the lack of suitable residential units for the area’s workforce. The site is contiguous to Zimmerman Advertising and Alpine Jaguar car dealership at 6500 and 6520 N. Andrews Avenue which currently contains low-rise office buildings. Fairfield Residential of San Diego is purchasing the larger of the two commercial office buildings and will demo to accommodate the new residential development. The full article is published on the Sun Sentinel Site.
The northern side of the project, would be eight stories, with be 49 studio apartments, 166 with one-bedroom units and 80 with two-bedrooms unit. It would contain an eight-story parking garage with 602 spaces plus 14 surface parking spaces. The south portion of the project would contain two office buildings — one existing and another proposed with 93 surface parking spaces.
On behalf of Maynada Real Estate Advisors, I am pleased to present Prisma at Cypress Creek. My clients purchased the property in March of 2020. The new owners are committed to aggressive and responsive leasing and we welcome corporate tenants and the brokerage community to experience Prisma whether in person or virtually with our 3D tours.
Prisma is a great building already with a great location in Fort Lauderdale’s Cypress Creek or “Uptown” market. Common area renovations are planned to make it even better. We can lease from 1,650 to 3,800 square feet and our spaces are move-in ready.
If you are looking for great office space for lease in Broward County, Prisma is your ideal corporate location. Located seconds from I-95, Prisma provides great access to Miami Dade, Broward or Palm Beach County.
The property is great for technology companies, sales offices or professionals looking for convenient access to the tri-county South Florida market.
In my opinion, Cypress Creek delivers the best value of any market in South Florida. You can read more on my personal blog at kenstrends.com. You can spend twice as much to lease Downtown only to deal with the added congestion and the cost and availability of parking. Save time, save money and enjoy our efficient floorplans, individual HVAC and the floor to ceiling glass that inspired our new name and our new attitude.
